We were employed on this project to provide a suitable design proposal to develop an under-utilized site in the London area which currently houses a large 4 bedroom house with lots of un-used surrounding land. The existing property was not suited to the local area or the current housing needs and the owner wished to propose a mixed dwelling sized purpose built block of apartments including an overall development of the rest of the site to include associated parking and external green spaces for the residents to use. We proposed a 9 unit property with a mixture of studio, 1 and 2 bedroom properties to try and meet the local needs for affordable housing for young professionals and small families.
Pre application was submitted in April 2019 with a view to move towards full planning before the summer following feedback from the council.
This project caught our attention as soon as we heard the brief from the client which was based around showcasing his classic car within the property. The proposed rear single storey extension is about creating simplistic sharp lines and maximising natural light into the living space. The external burnt timber cladding is carefully set out to blend in the garage door to make it seem part of the main external wall. We are expecting planning to be back in April 2019.
The existing property which again is located in Surrey was a chalet style bungalow originally built in the early 1900s. With lots of surrounding land the site was perfect for development, and we were employed to design a 1.5 storey side extension providing additional living space for the current owners. Whilst trying to pick up on some of the existing key features of the property we also wanted to introduce some modern design techniques which enhanced the addition and made it stand out. Planning was achieved in January 2019.

RESIDENTIAL CONVERSION
Brigstock Road_Thornton Heath
We were employed on this project to design a two-storey side extension to this existing beautifully restored locally listed residential property located in Surrey. The client wanted to enlarge their living space by including a living / dining space on the ground floor and large master bedroom suite on the first floor with walk in wardrobe and en-suite. Key to the design was to keep the existing building as untouched as possible and respecting the historical features. Planning was granted in February 2019.
This proposed rear single storey extension was designed for our client in order to provide additional living space to the current dwelling but at the same time incorporating lots of glass to connect the new spaces with the rear garden. A current existing outbuilding which although had been converted into a studio space in recent years had a real disconnect from the main house. By updating the external façade and creating a glass link to the new kitchen extension the space becomes much more useable in relation to the main dwelling. The current property has a distinct Victorian character which complements the new modern additions well. The scheme will be going in for planning in November 2019.
Our client who has owned this property for a number of years and currently rents it our under HMO expressed their interest to design a scheme which looked at offering more appealing larger units more suiting to the current local market. The existing building was built in the Victorian era and is part of a pair. The site is vast and at current under utilised. The overall design does not confirm to the traditional aesthetic of the host property but enhances using a modern approach. This scheme was submitted for Outline Planning Permission in March 2019.

Following a recent purchase by our client they were keen to explore alternative design options for their large family home which was built in 2001 with a distinct period design aesthetic. The main problems with the current property were the awkward flow through the house, having to pass through rooms to others, and also the kitchen being located towards the front of the property, having no real outlook and little natural light for such a large dwelling. We proposed a new rear extension to replace the underused sun room which would form the new kitchen living space with lots of glass to make the most of the large rear garden and views. Also an additional side extension which would increase the entertainment space and give more of a sense of purpose to the pool area and connect it back to the main house. Planning was granted in August 2019 and the client is looking to start on site in Spring 2020.
We were instructed by our client in 2019 to design a new residential family dwelling on a generous corner plot adjacent to their current family home which formed an end of terrace property. Following a positive pre application response we submitted for full planning towards the end of 2019 and gained full planning for a new end of terrace 3 bedroom family dwelling spread over three levels. The scheme will be moving forward into technical design in 2020 where we will be exploring timber frame technology for a more sustainable construction approach.
We were appointed on this project to carry out a design to replace their current outdated loft conversion which dis not meet current standards with very poor access. The property is a locally listed residential dwelling which resulted in some constraints at the planning stage, of which we were able to overcome with some careful design techniques and working closely with the local authority in order to achieve a design which was sensitive to the building's period and history. The project was completed in November 2020.
